Agricultural Building
19.78m x 12.09m
A steel and timber frame building with stone construction walls in part. Has a corrugated sheet and box profile sheet roof with timber purlins. The building also benefits from a mixture of concrete /earth/slate and aggregate floor. There is no current supply of water or electricity to the building however there is a mains supply of water nearby within the boundary of this land and there is a mains electric line which lies within 50m of the building. The building is in a very good condition with it being clear that maintenance work has been undertaken.

The land extends to approximately 3 acres of paddock grazing land which is gently undulating whilst some parts near the river are sloping in nature. The Predictive Agricultural Land Classification (ALC) Map shows the land to be Grade 3a which is defined as moderate quality agricultural land. There are two field shelters on skids, measuring 24m x12m, in the northernmost field which is new since 2021 and in good condition.

The internal and external boundaries are a mixture of hedge and bespoke belt fencing with a stone retaining wall adjoining the wall. The land is ring fenced. The land is serviced by a natural water supply with a mains trough in one part.

The property includes riparian rights along the Western boundary in the Afon Gwyrfai which stretches for approximately 400m. We understand that the river is known for salmon and trout being present. There is also a 33kv electricity line that crosses the land. There is also a public right of way running across the track.

We are informed by the seller that this property benefits from a mains water supply to the yard in front of the building with the land being serviced by natural supply of water.
