Property Description
Description-
Located within the tranquil Afon Ceirw valley, and bounded by the Foel Goch and Moel Emoel hills, Llangwn provides a truly peaceful location. The immediate location has excellent walking and cycling opportunities, while Llyn Tegid (11 miles), Eryri National Park and Betws-y-Coed (17 miles) being just a short drive away.
St Jerome's Church was formally the parish church for the village of Llangwm and surrounding area, with the building having medieval origins having been first recorded as a church in 1210. St Jerome's was remodelled in the 1740's, and further refurbished in 1870s with a new stained glass being installed in the eastern window in 1882. Much of the medieval stonework still remains and the adjacent ancient Yew trees add further to a sense of timelessness. This is a rare opportunity to undertake a spectacular conversion project creating a building that combines medieval stone work and substantial roof timbering with 21st century interior design. The result will be a unique home or a highly desirable holiday let. (Subject to the required planning permissions)
Interior-
The interior has a porch and a single open space comprising nave and chancel. This allows maximum flexibility for internal layout and design
A particular feature of the building is the substantial roof timbering in the nave.
The chancel has a beautiful stained-glass window made in 1882 by Ward and Hughs wich is well preserved and stands as a testament to the church's storied past.
Windows situated within the north and south facing walls are clear glazed, with the majority currently covered by with protective boarding. These windows are well positioned to allow views out across the churchyard to the village and surrounding countryside beyond.
This Grade II listed property is not just a piece of history; it is a canvas waiting for the right visionary to transform it into a glorious rural retreat, that echoes the beauty of its surroundings
External-
The church and surrounding churchyard occupy a prime position in the village, alongside the stream. Having stood unused since it was made redundant in 2004 the building is in need of full refurbishment. There is plentiful parking outside the churchyard wall from where a gate and path lead to the west door.
Sale Covenants- Purchaser's Covenants
The property is shown edged red on the plan with a right of way to the west door in brown.
Due to its former use as a church, the Church of Wales have applied various restrictive covenants - these are standard covenants that restrict the sale of alcohol or its use for illegal, immoral or sacrilegious purpose. Details are available from the agent.
Land and Easements-
The building is sold with its land footprint along with an access path leading to the west door.
The surrounding churchyard is owned and managed by Llangwm Community Council who were given the surrounding land when the church was made redundant. Llangwm Community Council is keen that St Jerome's finds a new use as that is the only way that this landmark building within the village can have a secure future. Active discussions took place in 2023 regarding easements for services / drainage and a small parcel of amenity land at the eastern end of St Jerome's. Llangwm Community Council are keenly aware that both easements and some form of amenity land are needed to allow a new use to proceed, Discussions with Llangwm Community Council over transfers, leases & easements have been on the understanding that the owner of St Jerome's will be responsible for LCC's legal costs / professional fees etc but that any actual lease or transfer will be at a modest cost - in order to allow the new use to happen and so secure the future of the building.
Although these issues have been agreed in principle following meetings with the CC the purchaser will need to make their own application for the CC to consider.
A detailed conversion scheme has been prepared for St Jerome's - see plans below. These have been discussed with both Llangwm Community Council and the conservation officer of Conway County Borough Council. Both felt the proposed new use and outlined residential conversion scheme seemed 'appropriate'. Nevertheless, the purchaser will need to submit a full detailed planning application and listed building application for their scheme.
