Location and Situation

The land is situated in a very rural location along ‘Y Ffordd Ddu’, approximately 3 miles from the small village of Llanegryn and 7 miles or thereabouts from the coastal town of Tywyn.


From Tywyn, travel North-East along the A493 road for approximately 3.5 miles before taking a right-hand turning sign-posted Llanegryn, drive through the village and along the minor council road for 1 mile or thereabouts before taking a left-hand turning. Travel along this mountain road for 2.3 miles or thereabouts (through 3 gates/cattle grids) and you will reach some sheep handling pens situated to your right-hand side.

The land can be accessed through these gates, shown as point A on the plan, through adjoining land to point B where the access gate onto the land is situated.


Mynydd Cwm Uchaf Mountain extends to 57.64 acres (23.33 hectares) or thereabouts and is considered to be rough grazing land. The land benefits from a natural supply of water and boundaries comprising mainly of fencing with some dry-stone walls.

The northern boundary runs along the south of the track that runs from point B to point C on the attached plan. The vendors have instructed a fencing contractor, the fence will be erected before the tender deadline.

Basic Payment Scheme and Glastir

The purchasers will be able to claim Basic Payment Scheme Payments on all of the eligible land from the 2020 scheme year onwards, however, no Basic Payment Scheme Entitlements are included with the sale of the land.

We have not been advised as to whether or not the land has been in a Glastir Environmental Scheme.


The land is situated within the Snowdonia National Park. The land is not classified as open access land under the Countryside and Rights of Way Act (CRoW). It is not designated as a Site of Special Scientific Interest nor a Special Area of Conservation.

The stone-wall along the southern boundary is listed on the National Monuments Record for Wales.

We are not aware of any other designations that may be applicable to the land.

Easements, Wayleaves and Rights of Way

We are advised that a neighbouring land owner has a right of way through a proportion of the land.

The property is sold subject to, and with the benefit of all rights including the right of way, whether public or private, light support, drainage, water and electricity supplies and all other rights obligations, easements, quasi easement and restrictive covenants and all existing and proposed wayleaves, whether or not referred to in the particulars or not.
